Our rates are simply based on the square footage of the house. The home's square footage is verified with by county records. Our inspector will arrive on time, with all of the necessary paper work and tools needed to perform a complete and thorough home inspection. We encourage you to review a Pre-Inspection Agreement prior to our arrival.

We offer competitive prices which are listed by square footage. We understand that sometimes, inspections are needed right away. As a full time inspection company, we are prepared to perform your Complete Inspection on short notice for those tight closings or excited buyers. Sometimes, even the same day.

Walk Through Home Inspection Consulting:

Selman Home Inspection Company provides a "Walk Through Home Inspection Consulting" service. This form of cost saving inspection is perfect for pre-listing, listing agents, sellers, investors, home stagers as well as buyers (when an inspection report is not needed for lending). This form of home inspection consulting allows you to hire a professional home inspector who will walk through a property with you and provide feedback on what is observed and allows the client to ask questions. The difference is that the client takes notes on the findings and there is no formal home inspection report prepared by the inspector. A home inspection warranty is not provided with a Walk Through Home Inspection.

In the process of a home inspection we identify items in need of repair also known as "deficiencies". Sometimes, a client will request that we return to a home that we previously inspected to determine if need repairs have corrected any noted deficiencies.

Wood Destroying Insect Inspection Rate:

Realtors, mortgage companies and real estate brokers often require a WDI (Wood Destroying Insect) inspection. We can schedule a WDI inspection as a stand alone service or, in conjunction with your home inspection. Normally, we can schedule the WDI inspection to occur at the same time as the home inspection. The WDI report is provided separately from our home inspection by a certified technician.

Septic System Inspection Rate:

Realtors, mortgage companies and real estate brokers often require a septic system inspection to avoid liability exposure. Proper Septic System (Onsite Waste Water Treatment) performance is essential to good health, property value, aesthetics and the ecology. Pool & Spa Inspection Rate:

When you are buying a property with a swimming pool or spa, it is a good idea to have it inspected. We offer pool and spa inspections that compare the current condition or the pool or spa to today's standards and local codes. A pool and/or spa inspection can be performed as a stand alone service or in conjunction with your home inspection.

Realtors can take advantage of our "Realtor Listings Rates" which saves money and allows realtors the opportunity to offer and market their property listings as "Pre-Inspected". Realtor Listings work by allowing us to perform real estate inspections on a minimum of 4 listed properties for a discounted rate.

Pre-Inspected properties offer the advantages of faster closings, prevented delays related to needed repairs and lower cost to your bottom line. As a professional realtor, we hope you will take advantage of our "Realtor Listings" and schedule at least 4 inspections today. Realtor Listings Save $100 for every 4 home inspections and come with a 5 business day guarantee.
